Please be advised that beginning January 27, 2010 we will be removing asbestos from around the windows. We advise you to keep all of your windows closed and to remove any mirrors, pictures, or other articles from the exterior walls.

Luna Park’s By-Laws Updated

A shareholder pointed out that our copy of the by-laws was missing two recent amendments which have now been added. The changes were in the following two sections:

SECTION 4. Quorum. Presence in person or by proxy of forty (40%) percent of the holders of the outstanding stock entitled to vote shall be necessary to constitute a quorum, but a lesser number may adjourn from time to time without notice other than an announcement at the meeting in which the requisite number of stockholders shall be present.

C. Directors must be either (i) a stockholder who has resided in the development for a period of at least two (2) years, or (ii) a person who has resided in the development for at least seven (7) years and who has succession rights to the apartment in which they live (as set forth in the Rules and Regulations of the Department of Housing Preservation and Development). No Director may be nominated, elected or sit on the Board who: (x) is on the corporation’s books or management accounts to be delinquent in the payment of at least three (3) month’s maintenance; or (y) has been convicted in any court of a felony. In addition, at the first annual stockholders meeting after the adoption of those restated By-Laws (and only at that meeting), no stockholder may be elected as a Director unless the candidate has attended each training session approved and recommended by the Department of Housing Preservation and Development.

Luna Park Housing Corp. has entered into an agreement with Quality Conservation Services, Inc. (QCS) to go “GREEN” and receive FREE energy efficient lighting improvements through the Con Edison funded Brooklyn Free Lighting Project.

As part of the program, QCS will be installing energy efficient lighting in all of our facilities. These solutions will enhance the lighting quality, help the environment, and last 10 times longer.

Scaffolding Safety Notice for Buildings 2954/2956

January 8, 2010

To: Residents of 2954 and 2956 west 8th Street

Please be advised of the following:
1. All A/C units must be removed from your windows.
2. All antennas must be removed from windows and adjacent walls.
3. Keep your windows closed and blinds/curtains closed.
4. Contractors will be working on scaffolds very shortly.
5. Do not put your heads outside the windows at any time.
6. If you have any window or related problems, call maintenance immediately.

We regret any inconvenience this may cause and appreciate your cooperation in this matter.

Committee: Recreational Use of Grounds

To All Shareholders:

The board has authorized me to assemble and chair a committee for the recreational use of Luna Park’s grounds. The primary purpose will be to improve the quality of life for Luna Park’s residents via added/improved amenities as well as events. Examples would be a dog run, pool, playground, festival, or bazaar. We will work as a team to assemble ideas, come up with options on how they can be implemented, and present them to the board for final approval.

I’m looking for up to 5 volunteers to start. The hope is that each volunteer will bring some sort of expertise or experience to the table and dedicate the time and energy to making things happen. This will be a responsive results-oriented group of individuals operating mainly via email/internet with occasional in-person meetings (can be at night or on a weekend). If you’re unable to operate in that fashion, I would encourage you to volunteer for another of the forthcoming committees. There will be many opportunities for getting involved.

If you’d like to volunteer and are willing to commit to serving for at least a year, please send an email to jdshkolnik@yahoo.com with a brief introduction of who you are and how you can help the committee. Make sure to use a descriptive subject line to keep it from being confused as spam.
